Lombard's Westmore Apartments sold for $46 million in September, up from the $29.25 million the 230-unit complex fetched in 2017.
B & A Property Group purchased the garden-style apartment community at 1049 S. Westmore-Meyers Road through the entity Aucutt Road LLC, according to DuPage County transfer records reported by Shaw Local. The seller, Axiom Westmore LLC of Lincolnshire, had bought the property from a Chicago-based private seller. Berkadia Senior Director Ralph DePasquale brokered that 2017 deal.
The $16.75 million appreciation over nine years amounts to a 57% gain.
NorthMarq's Midwest Investment Sales team brokered the September sale, representing the seller. The team included Parker Stewart, Dominic Martinez, Alex Malzone and Jake Lamb, ConnectCRE reported.
NorthMarq marketed Westmore alongside Whispering Trails, a 120-unit apartment community in Naperville, as a two-property portfolio. The package drew 22 written offers from investors nationwide and totaled $67.25 million. FPA Multifamily purchased the Naperville property for $21.25 million.
"The strong interest we saw across both properties reflects the long-term upside of these assets and the quality of their locations within DuPage County," Stewart said.
Built in 1968, Westmore Apartments sits on roughly 11.5 acres near the Lombard Metra station with access to Interstates 88 and 355. The property offers one-, two- and three-bedroom floor plans and was 98% occupied at the time of the sale.
County transfer records list the property at 220,900 square feet, putting the price at about $208 per square foot. Among the 253 commercial property transactions recorded across DuPage and Cook counties during September, the Westmore sale was the largest single-property transfer in Lombard.
B & A Property Group now manages the complex, which continues to operate as Westmore Apartments with a pool, fitness center and playground on site.
